Before asking “what is allowed” or “what sells”, there is a fundamental question: What could this property realistically become?
I get involved when a site or building remains on the market simply because its future is unclear. I clarify the scenario before significant capital is committed and a design team is hired.
Architecture at this stage is not about form. It is about logic.
Why Projects Get Stuck
Most projects stall not from a lack of data, but because the wrong questions are asked too early.
If the core logic is unclear, more analysis only accelerates movement in the wrong direction.
Today, development is a complex system of interdependencies: economics, operational models, and ESG requirements. At this stage, architecture is not about form — it is about structuring decisions under uncertainty.
My Role
I work before the first drawing is made — often before market studies or permits. My focus is the strategic foundation of the project.
- Development Potential: Clarifying what a property can realistically become.
- Strategic Scenarios: Exploring viable paths for future use.
- Risk Identification: Pinpointing conceptual conflicts and structural risks early.
- Decision Support: Defining the key choices that will shape the project.
Sometimes the most valuable outcome is a justified No Go or Pivot.
I do not replace local expertise. Regulatory, permitting, and compliance matters are handled by local professionals. My role is to synthesise these inputs into a coherent development logic.
Working Format
Sprint — Definition
(2–4 weeks)

Retainer — Advisory
(Ongoing)
Focus: Strategic guidance as the project evolves; maintaining the core logic.

A concise assessment to define project logic and exit scenarios.
Often used as a second opinion before acquisition or redevelopment decisions.
Standard Review — €400*
For those with basic due diligence ready.
- Inputs: You provide cadastral extracts, current zoning plans, and floor areas.
- Outcome: Strategic analysis and potential development scenarios.
Deep Scan — €750*
For assessment without existing data.
- Inputs: I (with my team) retrieve Omgevingsplan data, environmental checks, and site context.
- Outcome: Full analytical report and strategic recommendations.

Full Strategic Review
Comprehensive research for complex sites and multidisciplinary development.
Process: Site visit, deep constraints mapping, and financial logic integration.
Deliverable: Detailed Strategic Report including risk assessment and phased implementation.
Fee: Based on project scope.
For brokers: A review clarifies the scenario behind a complex asset to move the transaction forward.

Apartment Hotel (Petrovac, Montenegro)

Boutique hotel site with a planned two-level underground parking.
Initial Situation
The land was acquired based on location and sea views, but without full due diligence.
The project faced zoning inconsistencies, unresolved neighbour issues, and an unclear development strategy.
The Wrong Question
“How to maximise density within the given footprint?”
— leading to an overcomplicated scheme with two underground levels and a high risk of delays.
Strategic Shift
The project was reframed through a simpler and more coherent development logic.
The structure was reduced to a single underground level, lowering construction complexity and cost.
The product was redefined from 12 small units to 5 larger apartments, better aligned with the location and market.
A dual-key logic was introduced, allowing flexible rental use while maintaining a compliant legal structure.
